Mini Storage Outlet sent the building kits for these six metal mini storage buildings to Williston, North Dakota, in April and June 2024, enabling the business owner to build and open his self-storage facility in phases.
This strategic approach offers several benefits. For starters, it helps the owner develop a better understanding of local demand and the types of storage units locals need and want, steering decisions about unit size, temperature control and so on. Building a self-storage facility in phases can also lead to financial benefits, helping generate rental income now that can finance the addition of more mini storage buildings later.
All six mini storage buildings have the same cohesive look, featuring Hunter Green exterior walls, a combination of Hunter Green and Polar White trim and Evergreen-colored mini storage doors on each unit. Designed for North Dakota’s harsh weather and heavy wintertime snowfall, they have 115-mph wind speed ratings and 36.12-psf roof snow loads, and on the inside, they have rugged, 29-gauge partitions acting as barriers between storage units.
All four metal self-storage buildings have gutters and downspouts that help rain and snow drain away, and they also have DripX condensation control pre-applied to the mini storage buildings’ roof panels, protecting stored goods from moisture while preserving the buildings’ structural integrity.
The four buildings come in the following sizes and offer the following storage unit mixes inside:
Buildings A & B: 50’x168’x10’; gable roof with a 1:12 pitch
- (56) 12’x25’ storage units with 10’x8’ mini storage doors
Building C: 40’x180’x14.333’/16’; single-slope roof with a 0.5:12 pitch
- (15) 12’x40’ storage units with 10’x14’ mini storage doors
Building D: 40’x168’x14.333’/16’; single-slope roof with a 0.5:12 pitch
- (14) 12’x40’ storage units with 10’x14’ framed door openings
Buildings E & F: 40’x170’x10’; gable roof with a 1:12 pitch
- (68) 10’x20’ storage units with 9’x8’ mini storage doors
Mini Storage Outlet also sent the business owner North Dakota engineer-stamped foundation plans to maximize stability and streamline the process of laying the buildings’ foundations.
Situated near the confluence of the Yellowstone and Missouri rivers, the city of Williston is the sixth-largest in North Dakota in terms of population. The community underwent substantial growth during North Dakota oil boom and sits about a 45-mile drive from Watford City and about 18 miles from the North Dakota – Montana border.
