Regency Steel Buildings secured these (3) pre-engineered mini storage buildings in North Sioux City, South Dakota, in June of 2021.

Engineered by Regency Storage Systems, the (3) mini storage buildings together function as a self-storage business that generates a steady revenue stream for the property owner. Comprised of rugged, reliable steel components, the first mini storage building, Building A, is 30’/25’x105’x8.5’ and contains (20) rentable storage units.

The second building, Building B, is 30’x100’x8.5’ and houses (22) rentable storage units, while the third and final building, Building C, stands 40’x210’x8.5’/8.4’ and contains (44) storage units available for rent. Inside Building A are (2) 8’x15’ storage units with 6’x7’ framed door openings, (1) 9’x15’ unit with a 6’x7’ door opening, (11) 10’x10’ units with 9’x7’ framed openings and (6) 10’x20’ units with 9’x7’ framed door openings.

Building B is home to (14) 10’x10’ units with 9’x7’ framed openings and (8) 10’x20’ units, also with 9’x7’ framed openings. The final building in the self-storage complex, Building C, contains (4) 10’x10’ units with 9’x7’ framed openings and (40) 10’x20’ units, also with 9’x7’ framed door openings.

Each storage unit requires its own door. In total, the (3) steel mini storage buildings contain (3) 6’x7’ Model 650 mini storage doors and (85) 9’x7’ Model 650 mini storage doors. There are also rugged, 29-gauge partition panels with Galvalume finishes serving as dividers between storage units.

Other customizations include gutters, downspouts and DripX condensation control, the latter of which covers the mini storage buildings’ roof panels. All (3) mini storage buildings also have 25.2-psf snow loads and 115-mph wind speed ratings.

Located in southeastern South Dakota, North Sioux City is part of Union County and the Sioux City, IA- NE-SD metropolitan area. The community sits about 32 miles southeast of Vermillion and about 15 miles southeast of Elk Point.
