A self-storage business can be highly profitable, but how much money it stands to generate depends on its size, the number of storage units it has and how much consumer demand there is in your area, among other variables. While many self-storage complexes span 4 acres or more, smaller lots, which are more common in urban areas, can also offer strong development opportunities. Let’s say your land parcel covers half an acre, and you’re wondering how many storage units it can fit. While there’s no one-size-fits-all answer to this question, most business owners fit somewhere around about (50) 10×15 storage units on a land parcel of this size. 10×15 units are a mid-range size. If you decide to include smaller 5×10, or even larger 10×20 units, this number would adjust accordingly.
A half-acre of land has about 21,780 square feet of total space, but not all of that space houses actual storage units. You also need to leave enough room on the property for driving, parking, security fences and stormwater runoff. After taking these additions into account, most self-storage facilities across the nation have “coverage rates,” or the percentage of land occupied by actual storage units, that hover somewhere between about 30% and 50%.
