Regency Steel Buildings supplied this (157)-unit metal mini storage complex for a customer in Waterloo, Iowa, in February 2023.
The owner now operates a self-storage facility out of the five metal buildings, earning reliable passive income by renting out storage space in exchange for a fee. Attractive and contemporary outside and spacious and well-designed inside, the buildings feature sturdy galvanized framing, upgraded, painted roof panels and 29-gauge steel partitions separating the storage units inside.
All (157) storage units in the complex have Model 650 doors, and all five steel mini storage buildings have DripX pre-applied to their metal roof panels, helping guard against condensation. Two of them also have gutters and downspouts, while all five have 115-mph wind loads and 29.4-psf roof snow loads.
Part of the Waterloo – Cedar Falls metro area in east-central Iowa, Waterloo sits about 55 miles northwest of Cedar Rapids.
