When the owners of an existing Regency Steel mini storage building in Montana wanted to open a new self-storage facility in Belgrade, they again turned to Regency Steel buildings to supply the new, 40-unit building.
Purchased in April of 2023, the massive, climate-controlled 90’x322’x16’ mini storage building welcomes renters with traditional as well as boat and RV storage needs, with all units featuring high ceilings, private access and spacious, open interiors. An R-30 double-layer insulation system with WMP-VRR+ facing in the roof helps regulate interior temperatures, keeping them suitable for storage, and fiberglass insulation in the walls boosts the building’s thermal performance even more, leading to low year-round energy bills.
The self-storage facility’s 17 largest units also feature point loads for private heaters, making them well-suited for renters with particularly sensitive storage needs. The metal mini storage building has the following storage unit mix inside, with 29-gauge partition panels separating each unit from the next.

Each storage unit has one of (40) painted Model 1000 roll-coil doors, and (17) of the units also have 3’x7’ walk doors. The building also has several climate- and weather-related upgrades, including gutters, downspouts, a 35.4-psf snow load and a 115-mph wind speed rating.
Part of Gallatin County in southwestern Montana, the city of Belgrade sits about 10 miles northwest of Bozeman.
