Both buildings are identical, standing 30’x100’x9.5’ when raised, and both are Polar White in color and feature durable, quality steel construction. Together, the (2) Regency Steel mini storage buildings operate as a self-storage facility, generating a steady stream of revenue for the business owner.

Overhead, both metal mini storage buildings boast hardwearing Galvalume gable roofs with 1:12 pitches, and between them, they contain (48) storage units available for rent. There are (12) 5’x10’ storage units with 4’x8’ framed door openings, (18) 10’x10’ storage units with 9’x8’ framed door openings and (18) 10’x20’ storage units that are also equipped with 9’x8’ framed door openings.

Each storage unit needs its own access point, and in total, the self-storage facility has (12) 4’x8’ Janus Model 650 mini storage doors with stainless-steel latches and (36) 9’x8’ Janus Model 650 mini storage doors, also with stainless-steel latch hardware. All mini storage doors have bright Safety Yellow paint, and there are also heavy-duty 29-gauge partitions separating the storage units.

Other customizations include gutters and downspouts along the roof, which help prevent condensation from forming, and a 3” WMP-VRR-faced vapor barrier, which further prevents condensation and air leakage. A high, 43-psf snow load and a 115-mph wind speed rating are additional enhancements made in compliance with local building codes.

Located in west-central Colorado, Montrose is the most populated community in Montrose County. It sits about 60 miles southeast of Grand Junction and about a 65-mile drive from Gunnison.
